Finding Villas in Spain
Having a property in Spain where friends and family can gather and enjoy endless holidays together under the sun is the ultimate dream for many.
An apartment can be the perfect lock-and-go home or crash pad, but nothing beats a villa for providing the privacy and space for a group of guests to truly relax. But whilst they can be a great long-term investment too, villas in Spain do come at a price, especially as the Spanish market has been very strong since the pandemic. Also, if you are buying on a development, always determine what the annual payments or community fees before you buy.
But how much will it cost you to buy a villa in 2025? Of course it depends if you want old or new, seaside or inland, stand alone or cheek-by-jowl. Here are a few ideas.
Best on a budget? Where to look with £100,000
This is a very typical budget for a home in Spain but in popular coastal areas will not get you a new-build villa or townhouse. But the good news is you can find a lot of great options in the resale market, especially if you look inland rather than within a 15-minute walk from the sea.
A great place to look is Murcia, where you can enjoy the superb climate of southeast Spain but lower prices in a less developed region. You can find plenty of villages houses or townhouses with enough change from £100k to renovate them – if you are so inclined.
You might also find a ready-to-move-into chalet or bungalow for this budget, such as a two-bedroom property in the hot spot coastal town of Los Alcazares. In the nearby village of Sucina, you can also find a two-bedroom townhouse for £95k. Camposol, a large inland development, is another option.
You could also look at Almeria, where you can find townhouses in Turre, Arboleas or Zurgena for £100k. Even a three-bedroom country house in Huercal-Overa, brimming with bougainvillea.
New villa with a plunge pool?
For brand-new, hassle-free villas in Spain then a great place to look is the southern Costa Blanca, or just over the border into next-door Murcia.
This area of Spain is full of new urbanisations of villas and townhouses, giving you plenty of choice if you want a modern, stylish home at a price point that you won’t find in either the Costa del Sol or the Balearics, for examples.
Starting at around £200k, you’ll find two/three-bedroom new-build villas with small private gardens and mini swimming pool (plunge pool) on developments that are within minutes of the coast on the Costa Calida. They often have a solarium (roof terrace) too. A three-bedroom, two-bedroom example in Fuente Alamo is on sale for £203k.
San Pedro del Pinatar is a fabulous area close to the Valencia region border fast gaining in popularity – and with some good new developments.
You’ll pay a bit more on the Southern Costa Blanca for the same type of new home. Look to areas such as Quesada, El Raso, Torre La Mata, Rojalas, Guardamar and Cabo Roig for dozens of new urbanisations selling new villas from around £250k. Of course the bigger the living space, the bigger the pool and the higher the specification, the more you will pay.
Villas in Spain with plenty of space
Generally speaking if you want a property with more space you need to look further inland where land is cheaper, but of course if the budget is big, there are great homes on premium coastal plots.
On the Costa del Sol, villas for over £2m are ten-a-penny but there are some more relatively affordable locations where you can find a new four-bedroom villa for around £700k; urbanisations may not be quite so high density as those mentioned above.
Manilva, Duquesa, Estepona and the area around Mijas are locations to try. If you don’t mind a second-hand property you can detached villas for nearer £500k.
In Manilva you can purchase a four-bedroom, four-bath villa with no neighbours close enough to see into your terrace, for around €730,000.
Also take a look at the Canary Islands. You can find detached villas from around £200k in Fuerteventura, arguably the best for beaches: there’s a two-bedroom townhouse five minutes from the beach in the resort of Caleta de Fuste for just over £200k.
