In detail
The property is accessed by way of a remote controlled gate that leads to a sweeping Portuguese stone driveway that takes you to the rear of the property and to the ample parking spaces and garage
The second access is via a pedestrian gate that also has a sweeping stone pathway leading to the front door.
The front door is in white reinforced PVC with a clear side panel. Entering the property, you step into a large hallway in front you have a stunning wooden staircase that curves to the left and leads to the upper level.
The hallway is the centre of this lovely home and to the left you have a wing accommodating the social areas and to the right is essentially the bedroom wing.
Returning to the central hall, to the left are double wood doors with glazed panels giving access to the lounge. Here there is a feature fireplace with an inset log burning fire. Light floods into this large room via 2 french doors which are to the front of the property. Radiators offer further heat via the heat pump system. The floor is tiled.
Note: All of the windows and doors have been recently replaced with modern white PVC tilt and turn. The windows have professionally installed fly / mosquito screens. Internally all windows have hand crafted wooden shutters which are very practical and also add a warm character to the house.
The next room we come to is a bathroom which has a bath, toilet, bidet and hand wash sink set on a vanity unit with a mirror and light above and light coloured floor tiles. The bathroom walls are fully tiled and there is a window to the rear.
A glass panelled door leads to the next room on the right which is a large laundry room. There is enough space for a washing machine etc. It also has built-in wardrobes which are ideal for linen storage. The walls here are half tiled and heating is by an energy efficient infrared panel. Access to the garden is via a double French door.
Next to the laundry is even more storage. A good sized pantry offers plenty of room to store items away from the kitchen - there is a small window at the back.
The final area in this wing is the Kitchen and dining area which runs the full width of the house offering a fabulous social space for cooking and entertaining. The dining area is easily large enough to house a table and 10 chairs. The whole area is light and bright due to a French door at the front of the house, 2 side windows and a glazed back door.
The kitchen units are in a medium oak and very well laid out. Along the side wall is a larder unit concealing an integrated fridge freezer, a wine rack, a range of drawers and base units.
A stainless steel 1 ½ bowl sink unit is below a side window.
To the right are wall cupboards with glass panels. There is also under cupboard lighting.
Along the back wall again there is a range of base units and wall cupboards. Here you also have an electric under counter oven and a gas hob above and extractor fan.
At the centre of the kitchen is a good sized island unit with lights above. Below is a range of cupboards and shelves below. All units are topped by polished stone tops and the kitchen area is completely tiled. Heating is this area is through the central heating with the option of infrared.
The house continues to impress in the bedroom wing. The first room on the right is currently used as an office however it is a good sized room with fitted wardrobes, wood floors, a radiator and a window to the front of the house.
Opposite we have a boot room with good space to organise as a cloakroom / storage and as there is direct access to the outside there is plenty of room to kick off those muddy wellingtons. There is a window to the rear and heating is via an infrared panel. Door with access to garage/workshop.
Next is the master suite consisting of : Bedroom, with window to the front, wood floors and radiator; Dressing area with 2 rows of built in wardrobes a lovely wood floor and radiator; Bathroom modernised and consisting of a walk-in rainwater shower with glass screen and inset area for toiletries, wall hung toilet, the floors and walls are tiled. Further there is a modern vanity unit with storage below, a mirror and light above. Heating is via a ceiling mounted infrared panel and a radiator - 2 windows to the side, offering plenty of natural light.
Upstairs the beautifully crafted wooden staircase lead you to an upstairs hallway, off this you have 3 rooms:
Bathroom with walk-in rainwater shower - double glass screen enclosure, a bidet, toilet and a vanity unit with hand sink and mirror above. There is a window to the rear. Heating is via a ceiling mounted infrared panel and central heating radiator- The bathroom is fully tiled.
To the left is a double bedroom with Central heating radiator and a window to the front with yet another peak at the impressive mountain range beyond.
A bedroom with nice wood flooring and a radiator, window to the front and a separate dressing area which has a range of wardrobes
There is also access via double doors that lead out to a rear balcony with views over the rear garden, pool and leisure area and also the very impressive Óbidos Lagoon.
As the balcony runs for 4 meters or so it also leads to another set of double doors leading you back to the upper hallway.
Outside
A good part of the garden is laid to lawn with a range of planting and a central stone pathway that leads to the leisure areas which include, a good sized ( 11m x 4.5m ) saltwater heated pool. It has automatic dosing of chemicals and a separate heat pump The pool itself is a delight with a sitting shelf and steps to enter the water. The automatic cover not only keeps the pool covered but it also acts as a thermal blanket to maintain a nice temperature. At the step end of the pool is an outdoor shower.
There is a good sized terrace surrounding the pool.
At the end of the garden is a support annexe which has at the left side, a machine room for the pool filtration and further room for storage. Outside in a covered store is the heat pump for the pool.
Next is a very big covered area which is south facing and ideal for sunbathing, alfresco dining or just relaxing with family and friends. At the end of this space is a stone top housing a double sink. In this space there is water and several electric points facilitating an outside kitchen in the summer months.
From the garden look west towards the coast and you will be rewarded with a nice view of Berlenga Islands situated a few kilometers off the coast of Peniche
The right side of the annexe has a fully tiled modern bathroom with, vanity unit and sink, toilet and a walk-in shower with glass screen. The area is supported by an independent electric boiler.
Situated on the roof of the annexe are 10 photovoltaic panels producing electricity
For both the pool heater and the main house heat pump and of course helping to reduce electricity consumption in the house.
After entering the property by car the Portuguese stone driveway leads to a large parking area and directly to the integral garage which is accessed by a remote controlled up and over doorway inside is ample space for a car and workshop and storage. There is also a shower enclosure and access to the boot room and main house.
A covered porch runs partly along the back of the house giving access to the back of the kitchen and yet another storeroom / tool shed.
The garden continues around the side and there are more bushes and plants and a huge feature palm tree. There are several flower beds and a small vegetable plot.
The front garden is of a really good size again with planting and borders with plants and shrubs.
It is from the front that you get the most stunning views. It is so nice to sit here in the afternoon looking south and east over a good part of the Serra de Montejunto mountain range.
