Full Description

A very pretty and recently renovated property located in a small hamlet nestled in the middle of the countryside, between forests and meadows, this stone complex consists of a house, a gîte, an annex, a large barn and several other outbuildings. You are less than 10 minutes from all amenities, which you will find in one of the most beautiful villages in France, and from the motorway linking Châteauroux to Limoges.
The house The charm of its four dormer windows elegantly integrated within the roof immediately catches your attention and you enter the house into a large "L" shaped fitted kitchen-dining room. In this room is installed a powerful traditional wood range cooker which, in addition to being a cooker, is fitted with a back boiler, that, once heated, is pumped into a network of radiators laid out throughout the house. Supplemented by effective insulation, this heating method is very efficient, while being much less expensive than any other type of heating fuel. To the left of the kitchen, there is a functional shower room with a toilet. To the right of the kitchen, a double living room with French doors to the flat garden located at the back.
From the kitchen, a solid wood staircase leads up to the landing on the 1st floor converted within the original attic. At one end of the landing, there is a family bathroom with a toilet. Right next to it, two double bedrooms, one with built-in cupboards. At the other end of the landing, you enter the ensuite bathroom leading to the master bedroom with Velux and standard window. Above, unused attic space where the insulation has been laid out over the ceilings of the existing rooms. The gîte The old barn adjoining the house described above has recently been converted by the owners into a beautiful gîte. Through the old barn door, transformed into a huge bay window with a solid oak log structure, you enter directly into the apex-reaching living room (ca. 22’3” high ceilings) opening onto a fitted kitchen. The gîte is heated by a pellet boiler connected to seven radiators positioned around the living space. A handmade staircase in solid oak runs up from the kitchen to the mezzanine bedroom above, next to which is a cloakroom with a Velux window. The outbuildings Several outbuildings complement the above living area, starting with an independent office room attached to the back of the gîte and benefiting from a bathroom and private access. The place is currently used as a professional space and would be suitable for a person working from home or a self-employed professional. The space is heated by a wood burner and electric radiators.
To the left of the cottage, a large block building, recently rendered to be in keeping with the facade of the house, consists of 3 independent garages allowing you to safely park a large camper van and several cars.
Finally, separated from the house by a tiny rural path, a large 3-room Limousin storage barn with two raised storage platforms, will delight lovers of DIY, storage or all types of collectors! The land The house has a flat plot of land of 2/3 acre largely located at the back of the buildings. A fully fenced lawned garden will allow children to run around safely out of sight of parents. The same will apply to pets. A shed at the bottom of the garden is very practical for storing garden tools or making a chicken coop. A private passage runs in front of the house and provides access to the garages and a large private parking area. You will not be short of space to park, as there is a large, gravelled area of several hundred square feet right in front of the detached stone barn. The surroundings The property is located at the end of a cul-de-sac, in a hamlet of just a few houses, so peace and quiet are guaranteed. The neighbours are in second homes or main residences and there is a small secondary farm with cows nearby. This is a livestock farming region with lots of grazing land. There are no vast agricultural areas right next door, but a gently undulating landscape of meadows and woods. The house is less than 10 minutes from Saint-Benoît-du-Sault, a village listed among the most beautiful in France and with all the amenities, you can enjoy rural life without being cut off from the world. Chateauroux is a 40-minute drive away, Limoges is 50 minutes away by motorway. So you will have plenty of choice for your weekend shopping trips.
