In detail
The property is accessed by way of two driveways, one that leads to the garage and one that leads to the side of the house where there is ample parking. A path here leads either to the front door or easy access to the back of the property.
A covered terrace to the front gives access to the front door which opens into the spacious living room area. The room is filled with light from the double French doors to the front of the room, that lead onto the front terrace and looks out over the spectacular views across the valley and the surrounding countryside. There is also a large double window to the side. The floors are tiled and there is underfloor heating. A pellet burner provides a delightful atmosphere to this room and also heats the radiator central heating system. There are spotlights to the ceiling.
A part glazed door leads into the kitchen area. Here there are matching base and wall units with granite work surfaces. There is a four zone induction hob with extractor, a double stainless steel sink unit with drainer and a plumbed in Brita filter water tap. An eye level built in, fan assisted oven and microwave and a free standing fridge/freezer along with a built in dishwasher finishes the kitchen off. There is underfloor heating here and also a central heating radiator.
The utility room is off the kitchen and houses a new-installed boiler with supporting solar panels. There is a plumbed in washing machine and tumble dryer here along with useful shelving and cupboard space.
From the living room is the inner hallway which leads to the dining room, which has wood effect laminate flooring and double patio doors that look out over the front garden and to the views beyond. There is underfloor heating and a radiator to the front.

Outside
There are two double gated entrances to the house. One to the left which leads directly to the garage and one to the right that opens onto a very large driveway that leads to the side and the back of the property. These areas provide parking for multiple cars and also plenty of space for a camper van or caravan.
To the front is a lawned area with a path that leads to the front covered terrace. This is a lovely spot to relax in the evening and watch the sun go down over the countryside and immerse yourself in the stunning views this property offers.
Immediately to the back of the house is a beautiful open dining/entertainment area with a BBQ to the side. And for those days when some shade is needed there is a 15’5” x 13’3” (4.72m x 4.04m) covered area, the perfect spot for entertaining or settling down for an afternoon siesta.
The 10m x 5m salt water swimming pool was installed in 2021. The pool is heated with an energy efficient inverter heater. There is an electric cover and also a winter cover. To the side is a solar powered shower.
The large 11m x 16m patio area encompasses a beautiful 3m x 2m pergola with rattan seating and a fire feature fuelled by bottled gas. The is surrounded on either side by two large raised flower beds that are filled with colour from the various easy maintenance plants and shrubs.
Off the patio areas is a garden area where the owners have enjoyed growing all manner of vegetables including potatoes, beans, tomatoes, carrots, onions. There is enough space here to develop a larger vegetable area and orchard.
To the side of the house and nicely tucked away is a garden cabin 4.72m x 2.73m (15’5" x 8’11”). This would make a perfect hobby room, office, studio or simply a lovely hide away to relax and read a book. The cabin has electric points and a pellet burner. There are also cupboards and shelving.
The garage is 6.0m x 4.10m (19’8” 13’5”) and has a smart enabled electric up and over door and is where you will find the plumbing for the washing machine.
Location
The property is located in a typical Portuguese village between the main towns of Alcobaça and Caldas da Rainha.
It is a 10 minute drive into the town of Alcobaça. Alcobaça is a lovely town that is big enough to provide you with everything you need but still small enough to be personal. There are supermarkets, cafes, restaurants, banks, health centres, dentists, hospital and all other amenities you would expect from a mid sized town. There is a newly built park area that is a beautiful space to enjoy a family day out or just a leisurely stroll. And of course the famous Alcobaca Monastery is a must visit with it's wonderful history and architecture. There is a promenade immediately opposite the Monastery where you can indulge in lovely coffees and regional wines and enjoy a delicious lunch while whiling away an hour or two enjoying the atmosphere of this area.
There is a weekly market in Alcobaça where you can buy lovely local products including breads, fruits, vegetables, cheeses, flowers, local hand crafts and all manner of local products including some wonderful local wines.
The beautiful beaches at Nazaré and the world famous beaches and bay at São Martinho do Porto are both a 20 minute drive.
The town of Caldas da Rainha is a 20 minute drive. Caldas is a lovely town that is large enough to provide all you need while still maintaining a welcoming and vibrant community feel. In Caldas there are an unending array of cafes and restaurants, catering to every taste, including vegan, gluten free and other dietary preferences. Caldas has hotels, shopping centres, cultural centres, supermarkets, banks, pharmacies, doctors, dentists, two hospitals, schools for every level. There is also a fabulous centre park where there is usually some form of entertainment taking place. There are often art displays here; once a month there is a fabulous outdoor antiques and flea market that stretches throughout the entire park and makes for a great day out. There is a duck pond in the park where you can rent boats and there is also a children’s play area.
There is a daily fruit and vegetable market in Caldas where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products. There are several cafes directly off the market to enjoy a relaxing coffee while picking up your produce. A Monday market covers a huge area and at this market you can expect to be able to find pretty much anything for the home or garden.
Lisbon and Lisbon Airport are approximately one hour away. A regular bus service runs from Caldas da Rainha to Lisbon. The high speed trains run from Lisbon down to the Algarve.
