The vendor purchased it with the intention of building an entire holiday village, and is only selling due to a change of circumstances with their business partners. This project could be revived, or you might prefer to keep it for private residential use.
ONE PLOT OR THREE
The entire estate measures 96,000m2, but the owner is willing to divide it in three equal sized tranches of 32,000m2 each. These are priced between €60,000 and €80,000. The exact details of each of the smaller plots can be found on our website.
All of them would have private access without the need to offer right of way across either of the other parcels of land. The clean grassy land is similar throughout and while the lower land is 70m below the top of the property there are still great views throughout.
If you would like to keep the land together it would be possible to build a luxury villa of almost unlimited size. The smaller plots will still allow for about 300m2 of indoor space each.
SEA VIEWS AND BEACHES NEARBY
The foothills of the Madonie Natural Park are impressively green for land in such a hot climate, and you will love the juxtaposition of rolling meadows against the turquoise sea and deep blue sky on a clear sunny day.
A fifteen minute drive will bring you to the beaches of Campofelice di Roccaella and Lascari, but the real jewel in the crown is Cefalu, 10 kilometres to the east. Here you'll find a stunning two kilometre stretch of golden sand that leads to a picture-postcard old fishing town. The Medieval history of the community is evident in the cobbled streets and the almost unique Arab-Norman architecture of the UNESCO-protected cathedral.
Plot Luca, however, is completely untouched countryside, with hardly a soul for miles in any direction. The distant viaducts of the coastal motorway and rooftops of Campofelice on the horizon at sea level are almost the only evidence of human activity in sight.
AUTONOMOUS WATER SUPPLY
The land has a network of wells which collect surface water and provide irrigation to the fields. These will need some renewal work, especially if you are planning to build a tourist complex, but the plans to do this have already been created and could be viewed on request.
