Close to the village of Usseira, this deceptively large accommodation offers a traditional style of build and it is set just off a well kept lane with good access to surrounding villages and towns.
The main house consists of 4 bedrooms and 3 bathrooms, a loft studio apartment with large living room and dining room and a separate kitchen.
In detail
Villa Adriana is accessed via a double driveway gate leading to a long driveway that leads down the length of the house wrapping around into a courtyard. There is enough room for at least 6 cars.
A pedestrian gate leads through the front garden to the entrance porch which is a lovely area to sit out and watch the sunset. The entrance door leads directly to an inner hallway. All main floors are tiled and the bedrooms have wooden floating floors.
Turn left and you will find a double bedroom with built in wardrobes and a double french door leading out to the front porch seating area
Turn left and you will find another twin/double bedroom again with built-in wardrobes.
From the hallway a tiled staircase leads to the upper level, which is currently set out as a self contained studio apartment having a kitchenette with a range of base units a sink unit, a large double bedroom with built in wardrobes, a lounge and dining area, a large bathroom with shower cubicle, Toilet, Bidet and a vanity basin with illuminated mirror.
Further, there is ample eaves storage and on the stairwell is another cupboard currently used for linen storage.
Continuing the entrance hallway, a doorway leads through to a second inner hall. This is a good sized area and will easily fit hallway furniture with room to spare for a potential cloakroom.
Off this hallway we have a further double bedroom with built in wardrobes. Within this contained area there was originally an ensuite. The fittings still exist and it would enhance this area if it was converted back. - The current owners preferred it as a dressing area.
Next to this is a family bathroom fully fitted with a bath having a screen and a rainwater shower above. A vanity basin with mirror and lighting and a toilet.
Double partly glazed doors lead through to the rear of the house. Here you will have a lounge and dining room which is a really good size and easily accommodates large furniture office space and a dining room with an adjacent storage area
The whole room has recessed ceiling lights and plenty of natural light which is given through a double door to the side of the house with a covered seating area. There is also a double door at the rear of the house giving access to the rear courtyard.
There is a feature stone fireplace with an inset recuperator wood burning fire.
You enter the kitchen off the dining area via a pocket sliding door. There are stone counters and a good range of base units and wall cupboards, electric oven and hob above (gas is available), stainless steel extractor hood, a hot water boiler, 1 ¼ bowl stainless steel sink and drainer, dishwasher and washing machine, fridge and freezer.
On one wall there is a wooden raised counter which is freestanding and has ample open storage.
The back door is half glazed and leads directly to the rear courtyard and garage.
The garage has been converted by the current owners and has sliding glazed doors throughout the entire length giving lots of natural light. Currently this is set up as living accommodation but could easily be converted to a hobby area, office or a gym.
The current layout is: to the left side, a large double bedroom with tiled floors. A doorway leads to the lounge area which is a good size and within this area is a kitchenette with hot water boiler and a split air conditioning unit. There is a fully fitted bathroom with shower cubicle toilet and handwash basin.
Surrounding the property are some nice covered patio areas
Across from the garage there is a 3m x 3m wooden shed.
The garden is split into 3 distinct areas.
The first area is the leisure part with a full brick built BBQ set into a covered area
It includes some work space, electricity, a sink unit and an uncovered section ideal for a table and chairs to enjoy the al fresco life.
The second part is a good sized garden of about 150m2 - There is a 10m x 5m pool which has fallen into a bad state of repair however everything is there to be able to restore it.
This is a lovely sunny spot and is sheltered from the north and west.
The next area is set in a small pine forest with 2 kennels having shelter, hard standing and a play garden. The area is completely fenced.
Finally the land which totals around 6000m2 leads to a rustic area which has been left to grow wild and offers complete privacy from the rear. At the end of the land is a well to be restored if for example you wanted to provide irrigation to the whole garden.
To support the well is a large holding tank close to the BBQ and machine room for the pool.
Note to buyers: We believe that this house offers a fantastic potential to develop further, with investment and TLC this would make a lovely family / multi-use home
It is rare that a property / land combination of this size comes to the market.
