CONSTRUCTION DETAILS
I. General:
The building features a contemporary and simple design, with an emphasis on the functionality of its spaces.
It is classified under Energy Efficiency Class A+ in accordance with the Building Energy Performance Regulations.
Large areas for natural lighting, semi-outdoor spaces, and balconies are included.
All studies and designs have been conducted in compliance with current regulations.
The building has an underground level with parking spaces and storage rooms (one parking space and one storage room per apartment).
II. Construction:
Building:

Load-bearing structure made of reinforced concrete.
Brick walls for both external cladding and internal partitions.
Three-layer plaster in interior spaces.
Certified thermal insulation system across the entire building envelope, as per the building’s energy study.
Aluminum exterior frames with thermal break and double glazing, according to the building’s energy study.
Exterior paint colors integrated into the final surface of the thermal insulation system, chosen by the architect.
Apartments:

Security entrance door.
CMS interior frames.
CMS wardrobes and kitchen cabinets.
European tiles for flooring, bathrooms, and kitchens, with dimensions chosen by the owner or architect.
Sanitary ware by IDEAL STANDARD.
Interior paint with spatula finishes using eco-friendly plastic paints in colors selected upon consultation.
ELECTROMECHANICAL (E/M) INSTALLATIONS
I. General:
The installations are technologically advanced, aimed at:
Minimal energy footprint and cost-efficiency.
Comfort in both winter and summer.
Minimizing operational issues.
Easy access to installation elements via a vertical mechanical shaft.
The building includes a KLEEMANN hydraulic elevator for 8 persons with 5 stops, compliant with EN:81-20, with a machine room in the basement.
Electrical installations conform to the HD384 standard.
II. Construction:
Water Supply and Drainage:

Pipes planned:
PEX multilayer pipes with an oxygen barrier from COES Italy for water supply, with the necessary thermal insulation.
OSTENDORF adaptable pipes for drainage in sanitary spaces, and BLUE POWER vertical columns for noise reduction.
Hot water supply for apartments on floors 1, 2, and 3 will be provided by double-energy systems (solar/electric), with selective blue titanium collectors (surface area of 2.70 m²) and a 200-liter storage tank.
For the 4th-floor apartment, the collector surface will be 5.00 m² with a 300-liter storage tank.
Air Conditioning:

Installation of an AERMEC air-to-water heat pump on the roof, ensuring heating, cooling, and supplementary hot water.
Indoor spaces will be equipped with AERMEC floor or wall-mounted “FAN COILS” units.
Multilayer POLAR pipes from COES Italy for air conditioning, properly insulated.
Electrical Installations:

High Voltage:
Each apartment’s electrical installations will serve:
Lighting and power outlets.
Kitchen and bathroom appliances.
Power supply for the heat pump.
Lighting and power outlet supply for the basement storage.
Low Voltage:
Each apartment includes:
Audio-visual communication with the main entrance (intercom system).
Electric doorbell.
Structured wiring network for phones and data, compliant with Category 6 network protocols.
TV antenna.
Infrastructure (excluding equipment) for a security system, with necessary positions for motion detectors and sensors.
