Property Description

A stone's throw away from the waves, in front of a beautiful boardwalk and a small square, lies this inviting townhouse. Combining the serenity of the seaside with the charm of small town life, this property offers the chance to relax on your private rooftop terrace, whilst being minutes away from the town square.

Each floor has its own unique charm and a view over the Adriatic sea. As you enter, you step into a tastefully decorated kitchen with modern appliances including an IKEA induction cooker and stainless steel oven, and a spacious dining area, from which you have access to the first bathroom. Here, a rain shower, Galassia sink and a Japanese toilet, create a serene and contemporary space.

A newly renovated staircase brings you up to the first level, where an L-shaped living area could create a separate bedroom and lounge, with the latter enjoying a private balcony with sea view.

The second level hosts the master bedroom with a sleek shower cabin, creating a division between the sleeping area and WC. Here, you also have a sea view balcony.

On the top floor, there is space for a smaller bedroom, office or lounge area. From here, you step out onto the roof top terrace where you can enjoy an unspoilt view over the captivating sea and charming boardwalk. This is the perfect spot for a relaxing breakfast or aperitivo where you can watch the sunset.

The property is equipped with AC units on each floor, which also serve as the heating source during winter months, high-speed internet, built in USB plugs, and a smart electrical panel which can be remotely controlled. There is also a water pump ensuring strong water pressure, external security cameras and a keypad system for access.

The area enjoys free on-street parking, and there are also a few parking spaces in front of the property on the small square.

Location

The townhouse is located in the heart of Mola di Bari's Old Town, only minutes away from the fisherman's market, a 15th century castle, and the town piazza, where you find charming cafes/bars and excellent seafood restaurants. Every morning, a small truck sells fresh fruits and vegetables just around the corner. There is a bus stop directly in front of the house, with several public bus lines that bring you to neighbouring towns and villages (Polignano a Mare, Monopoli, Bari etc.) as well as long distance bus lines to Matera, Castellana, Alberobello, etc. The train station is located within walkable distance.

Mola di Bari is a small town, a fishermen's village, in the municipality of Bari, with a local feel. Locals live from fishing and basic agriculture rather than tourism. The best way to experience the town is to walk through the narrow streets and alleys and dine at of the cafes and restaurants on the waterfront. The fishing tradition is still strong and visible at every step. Mola di Bari is particularly well-known for octopus dishes of every conceivable variety. The Octopus Festival, which takes place annually in July, is one of the most anticipated events in the region.

Besides excellent food and wine, Mola di Bari offers many sites of historical interest, such as the Castle of Angioino, Piazza XX Settembre and The Church of Santa Maria Maddalena.

The property has the advantage of being centrally located between areas of interest such as the amazing mile-long caves of Castellana Grotte; the archaeological excavations of the Roman Egnatia by the Adriatic coastline; the Trulli houses of Alberobello - a Unesco World Heritage site; the beautiful white town of Ostuni, located on top of a hill with fantastic sea views; the medieval town of Oria; the wealthy baroque town of Martina Franca; the Zoo Safari Park of Fasano; the old town by the sea and caves of Polignano a Mare; Grottaglie, famous for its ceramics and ancient stone carvings; the famous baroque city of Lecce, called the Florence of the south. Matera, another UNESCO World Heritage site, the world-famous Cliff City, is not located in Puglia but just across the borders to Basilicata. The drive there is only about 1 hour, and a fascinating tour awaits you.

By air, there is a choice of two international airports, served by Ryanair, Easyjet, BA and others, both easily reached by the motorway; Bari in the north in about 30 minutes, and Brindisi in about 60 minutes in the south. Both cities have ferry traffic to Greece, Albania and Croatia, so it's possible to make weekend trips across the Adriatic Sea.

The Weather:

Being south, Apulia has warmer weather than Northern Italy; even in the "winter months" of December to February, the average number of sun hours per day is four and 10-11 sun hours per day in June-August! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia, think you will spend much more time outside than inside that home. Therefore you will need plenty of terrace space, pergolas etc.

The water temperature at the beginning of May averages 19 degrees, up to 27 degrees in August/September and 19 degrees in November.

Why Buy In Apulia?

Apulia has until recently been called the hidden treasure of Italy, unknown to most tourists who come & stay in Rome, Florence, Venice and the Italian Riviera. However, all this is rapidly changing because of massive investments in the infrastructure, such as the improved motorways, enlarged airports and the introduction of low-cost airlines such as Ryanair and Easyjet. The property prices are low in Apulia and inadequate means value for money at bargain prices for international buyers. We see more and more foreign visitors coming to Apulia. In our opinion, investments will show good growth in value because of the increased demand for northern Italians, as Apulia has become the most popular holiday destination for Italians. But rest assured, no tourist villages will ever be built because the coastline is protected in Apulia, and people are against modern developments that do not fit into this historical landscape. Therefore, prices are bound to rise with increased demand for a fixed and limited number of properties.

Why Buy From CasaPuglia?

Firstly, we are an English-speaking agency based in the middle of Apulia with local experience and can guide you to get the right property at the right price.

Secondly, we have personally inspected every property we recommend buying and do not list hundreds of properties but a smaller selection of properties that offer good value to the buyer. In Apulia, many properties are offered at unrealistic prices, but we say no to sellers who want us to list properties for sale at inflated prices.

We have many years of international property experience, and we see investments in Apulia from a global perspective. We have been active in several European property markets and specialise in property management to ensure well-maintained properties for growth in property value.

We have a comprehensive range of local services:

- Acting for the buyer - and not for the seller - by searching the market for the right property, negotiating the price and giving advice through the buying process leading to the completion of the purchase

- Property management: we look after your property when you are away and ensure it is in perfect condition when you arrive. We will prepare a maintenance plan for annual maintenance and repairs of your property, which is essential to maintain and increase the property's value

- Project management: we can be your local representative and manage any renovation or refurbishment. We will advise on value-added measures to further enhance your property's capital growth.

- Lettings: we can assist you in letting your property and checking in your tenants, deposit taking, checking out & inventory control.
