Light, space and glass contribute to the wonderful aesthetics of this beautiful villa. Entering this family home you are immediately greeted by floor to ceiling patio doors which maximise the natural light. The living space incorporates a spacious lounge which allows two seating areas for relaxing and enjoying views out to the garden, pool and surrounding countryside, giving the impression of inviting the outside in. The dining area also benefits from an abundance of natural light with a direct view of the exquisite swimming pool.
A sleek bespoke kitchen, designed to utilise the space perfectly incorporates generous storage, granite worktops and boasts Miele appliances; which include an integrated oven, warming drawer, combination microwave oven and coffee machine. In addition, it comes with an integrated dishwasher, wine cooler and a modern adjustable extractor hood.
There are three bedrooms found on this level, the spacious main bedroom which is set off of the lounge and benefits from extra wide patio doors with a view to the garden and beyond. It has a luxurious modern bathroom with a combination bath/shower with a two way opening glass screen and rain shower. A relaxing bathroom where you are able to soak in the bath whilst enjoying the view through the strategically placed window. A wonderfully large walk in wardrobe completes the master bedroom.
Currently the owners use the next room as an additional dressing room, however, with the installation of a door on the master bedroom, this would become a further bedroom with patio doors facing the pretty front garden. This offers an ensuite wet room with a convenient two way opening obscured glass door.
The third bedroom lies to the right of the front entrance and is currently used as an office, there is a separate utility room and guest wc and this could easily be adapted to be a full ensuite bathroom.
Polished marble stairs are flanked by stunning glass panels and long length windows above the stairs maximise the light and views. The beautiful staircase descends to the lower level which encompasses a kitchen area with the same high quality granite worktop and built in units as the main kitchen.
There are three bedrooms on this level, each providing quality built in sliding wardrobes which cleverly incorporate a lit vanity area. The first, a double bedroom, the second offers a wonderful ensuite wet-room with rain-shower, heated towel rail and a modern sink arrangement accessed by an obscured glass two way opening door. The final room is a generously proportioned bedroom with the same high quality decor as throughout. A contemporary shared bathroom offering both a bath and walk in wet room is also found on this floor. There are separate external steps to access the lower level.
Externally are various dining and relaxation areas surrounding an inviting heated overflow salt water swimming pool, which benefits from wide submerged walk in steps. A large patio area offers abundant open and shaded areas for seating, including a raised spot by the side of the pool with sun-beds where a sail provides partial shade. The views form a bucolic setting and incorporate a vineyard and hills of the Akamas across to the sea. There are pretty irrigated garden areas surrounding the property alongside easy to maintain shingle.
There is central heating and air conditioning throughout, along with underfloor heating and concealed VRV on the ground floor. The property is fully insulated and is completely energy self sufficient being off grid, with battery stored energy from 60 PV panels offering up to 60KVA output ensuring ample energy for all requirements including the charging of an electric car. In addition there is a gas boiler if required and there is a wood burning stove in the main living area for those cosy winter evenings.
