Two buildings with generous views for sale on the west edge of the Morvan (Burgundy) in the commune of Saint-Honoré-les-Bains on a spacious plot of 2500 m2. The buildings are located at a prominent point in the landscape with 180-degree views. And at the foot of the 17th-century Chateau de la Montagne. The farmhouse is older, but the barn you can already live in is not. It will no doubt have served as accommodation for one of the farming families, subordinate to the lord of the chateau.
The land consists of two 'enclosed' plots accessible only by a narrow country lane/track with perpetual right of way.
The largest building is going to be the main house. Before it gets there, some work needs to be done. Currently, it is a building site where the actual owner has been doing preparatory work. The small building consists of two rooms of 40 m2 and 8 m2. To gain height, the ceiling has been taken out. The roof has been restored.
The other building is the former barn. It has been converted into a 25 m2 living room, kitchenette, bathroom and bedroom. During the conversion of the other building, people can stay here.
Connection to the regular water network is in place. The septic tank was installed in 2013 by a French company.
N.B. There is no connection to the electricity grid; electricity is provided by one fixed solar panel on the pergola behind the barn (needed to charge the batteries in case of absence!) and two mobile solar panels. Attractive for people who want to live off grid in beautiful surroundings. Connection to the grid is a costly affair. (And they used to do without!).
HISTORICAL MONUMENT
Due to its classification as a Monument Historique, special rules apply to remodelling and outdoor living:
All renovations should be done in consultation with the Bâtiments de France architect, subsidies are possible, and all costs incurred can be deducted from (French) income tax. There is an approved conversion permit for the exterior based on a drawing by an architect from the Bâtiment de France.

A ‘surprise visit’ is not appreciated, as it will be necessary to cross private grounds of the castle (the perpetual right of way concerns only the rightful owners), and to protect the privacy of the current owner. Visits are therefore by appointment only and under our guidance.
