Newly restored 19th century farmhouse situated in the beautiful Umbrian countryside with marvelous views of the countryside and medieval hilltop villages.
This lovely Podere consists of a big, main building measuring about 500 sq.m. and 2 annexes, all surrounded by 3.200 sq.m. ca. of mature garden with a wonderful 11×5,5 mt. swimming pool. The complex has been restored with care and features many of the original materials and characteristics: the large chimneys, the dove tower, the little bell tower, the terracotta floors, beamed ceilings, fireplaces and original doors enhance the atmosphere of this farmhouse.
The Main Building
Being so extensive, the main building has been divided into 5 apartments, all of them with independent access and a private outdoor space. This is perfect for those, who'd like to live in one apartment and rent out the other 4 with good and immediate profits. As a matter of facts, the strategic location close to Lake Trasimeno and midway between Umbria and Tuscany, makes this place attractive for many international tourists.
Apartment 1 (155 sq.m. ca.)
This is the largest apartment and may be used as a private home, unless you decide to rent out the whole property. It develops on 2 floors with spacious and bright living room, kitchen, storage and guest bathroom on the ground floor. In the living room, a splendid and big fireplace gives that cozy atmosphere of local country homes.
A staircase is leading you to the first floor: you land on a lovely lounge with a second fireplace, connected to a double bedroom with en-suite bathroom on the right and to the master bedroom on the left. The master bedroom features a very spacious step-in closet and an en-suite bathroom.
Apartment 2 (94 sq.m. ca.)
The biggest apartment for rentals: it consists of a kitchen and living room on the ground floor, 2 bedrooms each with en-suite bathroom on the first floor. The bigger bedroom features a wonderful fireplace, perfect to heat up your evenings and create some romantic atmosphere.
Apartment 3 (54 sq.m. ca.)
It is all on one floor and it features a kitchen, living room with fireplace, a double bedroom and a bathroom.
Apartment 4 (37 sq.m. ca.)
It's perfect for a couple looking to discover the region. It has an open-plan kitchen/dining room on the ground floor, a bedroom and a bathroom on the first floor.
Apartment 5 (30 sq.m. ca.)
The smallest apartment, it's a studio-flat with one room and a bathroom. Excellent for those who are looking for a lodging for one or two nights and then leave again for their journey through Italy.
All 5 apartments feature the typical elements of the Umbrian rural architecture: arches, barrel vaults, exposed beams, terracotta tiles. Everything contributes to recreating the typical atmosphere of the 19th century countryside in Umbria.
The Annexes
The property enjoys 2 annexes: one is a storage, where you can keep wood, your gardening tools or the pool equipment.
The other one is a small building that can be used as a reception or office. Underground there's a garage.
The Garden
The property sits on a 3.200 sq.m. land with mature garden, rich of fruit trees as apples, strawberry trees, nut trees as well as some olive trees. They are nicely decorating the garden and they are also perfect to produce your own jam and olive oil.
In the spring, the garden is an explosion of colours: thanks to the good number of variety of flowers planted by the current owners, it's a pleasure for the eyes to spend time out surrounded by beautiful flowers and butterflies.
The 5,5×11 mt swimming pool features roman steps and it is conveniently located in a private position compared to the main building and surrounded by bushes, so the guests in the flats can't disturb the others by the pool.
Last but not least, a lovely fountain surrounded by flowers is located in the middle of the garden: it's delightful to look at the birds while they cool off and quench their thirst in the cool water of the fountain.
The Location
The Podere is located in Umbria between Lake Trasimeno and Tuscany, where the countryside is slightly hilly, with a splendid view on the countryside and the surrounding medieval villages, as Castiglione del Lago, Paciano, Panicale and Cortona.
Castiglione del Lago is the main town on the western shore of Lake Trasimeno. Over the last few decades it's become more and more charming for its climate (being close to the lake it's never too cold and never too hot), for its natural landscapes and for its strategic location midway between the most beautiful towns in Umbria and Tuscany.
The position of the property is excellent, as it is just 1,5 kms (as the crow flies) from Lake Trasimeno and 3,5 kms from Castiglione del Lago with its beautiful promenade, typical restaurants, and ferries to Isola Maggiore, one of the three small islands in Lake Trasimeno with less than 100 permanent residents who live in homes dating back the 15th century.
