In the middle of the Itria Valley, between the two lovely towns of Ostuni and Ceglie Messapica, this Albergo Diffuso (scattered hotel) will drop you into the Apulian lifestyle and will provide very good incomes.
The property is composed of an old, original masseria, currently under restoration, in Ostuni and 3 exquisite fully restored apartments in the town centre of Ceglie Messapica.
The Masseria
The Masseria is located just 8 kms away from the centre of Ostuni, the iconic Citta Bianca (White Town) in Puglia. This century old building is currently under restoration, with the purpose of creating an accommodation property, to welcome the international tourists that every year arrive to Valle D'Itria to live an experience inside a masseria or a trullo, while tasting some typical Apulian food and wine.
The building has a total area of approximately 186 sq.m. as well as 40 square meters of terraces, all spread over two floors. It is visible plainly that the original implant was smaller, but that it has been extended over the decades.
This charming masseria is typically built in local limestone. The rooms have pavilion, barrel and star vaults – the latter are typical of Puglia, starting from the 17th century.
The renovation project involves the creation of a large and bright living space, as well as a kitchen and an outdoor oven for baking bread and pizza. A guest bathroom will be available for those who relax in the living room.
The other 4 bathrooms, on the other hand, are en-suite for the 4 double bedrooms, one of which will be built on the first floor and will enjoy an outdoor shower located on the delightful panoramic terrace.
For the renovation, local materials will be used, to leave that sense of authenticity, together with a mix of modern materials, aimed at guaranteeing the highest quality and all the most modern comforts.

The Land
The entrance to the property is via a short country lane, bordered by dry stone walls, typical of the Apulian countryside.
The Masseria develops over 2.4 hectares of land. The environment is rural, agricultural, traditional. In the area there is a typical vegetation rich of olive trees, almond and other fruit trees.
In the garden area a 4x10m swimming pool will be built. Shaded areas will also be created, thus to guarantee some shelter from the summer sun.
The Apartments
In the historical centre of Ceglie Messapica, in different locations, there are 3 cozy apartments completely renovated to the highest standard and all with independent access.
The 3 units were restored as holiday apartments, so they are arranged to guarantee maximum comfort in a functional space. The spaces are open-plan, with sleeping and living area with kitchen separated by elegant and modern furnishing elements.
The floorings are in local stone, the star vaults are in limestone. And to make the rooms warm and cozy, wooden elements have been added, with a touch of elegance and hospitality. All the modern elements have been added with delicacy and respect for the original features: for example, the showers are completely made of glass, laid over the floor and not built-in, to reveal the architecture and interior materials from all sides.
All 3 apartments are in the historic center, so guests will have all the services and amenities at their fingertips, simply by opening the front door. One of the apartments has an entrance and overlooks the main square.
The Location
The masseria is located in a secluded and very private position, midway between Ostuni and Ceglie Messapica, so it's very easy to go shopping or enjoy a night out in one of the many restaurants, bars and clubs that you can reach with just a 10 minutes' drive.
Ostuni is considered one of the most beautiful towns in Puglia and Italy, because of its elegance, the white walls and streets – in contrast with the blue windows – and for the silent and serene atmosphere that you can breathe along the narrow streets.
Ceglie Messapica is one of the oldest towns in Puglia. From this charming village it is possible to admire the olive groves that unfold as far as the eye can see, while here and there some of the characteristic trulli that have made Puglia famous all over the world emerge.
Ceglie Messapica is a village full of life, with outdoor restaurants, bars where you can have an aperitif with friends, night clubs, but also all the services you may need daily.
Generally speaking, Valle D'Itria is mainly chosen by those, who like a sunny location, not too far from the sea, yet not too close to the chaos of the coast. Perfect for high profile families who are looking for an exclusive place to live or spend their holidays.
