LOCATION

The 4.5 year old property is situated 10 minutes from either Marbella, Nueva Andalucia or Puerto Banus, but is far enough away to enjoy the peace and tranquillity of the nature reserve Sierra De Las Nieves, which is the 18,000 hectare national park that the country club has been built within. The villa sits in the shadow of the Conch Mountain with stunning views of Conception Lake and Sea Views to Gibraltar and the African coast.

The pretty whitewashed pueblo of Istan, with its quaint tapas bars and restaurants, is 10 minutes away, reached by the most wonderful drive through the mountains with unbelievable views of the Conception Lake. Many interesting walks or drives can be enjoyed starting from the base of Istan, with local Flora and Fauna to be seen throughout the year. The villa is a short journey from the many fantastic golf courses on the Costa Del Sol. Manolo Santana's Tennis Center is a 5 minute drive, with winter skiing on the Sierra Nevada only a 2 hour drive away. The beaches of Marbella, San Pedro or Estepona are nearby together with the many beach bars and restaurants that the area is famous for.

INSIDE THE VILLA'

The villa is tastefully furnished with new furniture and all modern facilities to include hot and cold air conditioning, underfloor heating throughout, log burning fireplace in the lounge, fully fitted German kitchen , satellite TV and DVD player, music system and drinks chiller cabinet. There is a separate utility room that includes storage cupboard, washing machine, tumble dryer and spare freezer. All bedrooms are complete with en suite bath/shower rooms. The main living area is overlooked with a feature galleried landing looking over the crystal chandeliered double height lounge and covered terrace. The Villa also has a fully fitted, ready to go office facility, with wonderful mountain view

OUTSIDE THE VILLA

Outside the villa has a beautiful landscaped garden to include 8 x 5 meter infinity swimming pool with large terrace, complete with bar area which includes music and fridge. Off the master bedroom suite is a 6 person Jacuzzi complete with lights. All garden and terrace areas are lit at night (automatically if required) and the garden and terraces are complete with irrigation systems for automatic watering. Off the dining room is the large main terrace complete with purpose built pergola consisting of a ten seater table and chairs which is ideal for al fresco dining in the long summer evenings. Outside the lounge is a large covered terrace complete with summer furniture . Two BBQ's are available either by the pool or on the lounge terrace. All terraces are south west facing with evening sunsets to die for.

INSIDE AND OUTSIDE MAINTENANCE

On site garden/pool maintenance and internal cleaning is available within Sierra Blanca Country Club at reasonable cost.

SECURITY

Sierra Blanca Country Club is a gated complex of villas and townhouses with 24 hour security. The Villa is complete with a zoned internal alarm system and all windows and doors are fitted with Andalucian style security grills.

STORAGE

It has plenty of internal and external storage space throughout, with very large basement area (135 square meter) and underpool storage if additional space is required.

ABOUT THE AREA

It's classy, it's glitzy and it simply oozes coastal charisma! Modern day Marbella is Spain's answer to St Tropez - a favoured haunt of the rich, the famous and the seriously star struck - one of the Mediterranean's premier holiday resorts.

Probably the most famous area of the resort is its seafront "Golden Mile" stretching from Marbella to the luxury yacht spotters' paradise at Puerto Banus. This stretch is where Marbella's wealth is most in evidence.

As for entertainment, Marbella has it all. There are parks and gardens to relax in, every water sport imaginable including jet-skiing, water-skiing, cable-skiing, windsurfing and sailing, deep-sea diving and sport fishing. Or how about golf, horse riding, hiking or maybe visiting a shooting club. And when the sun goes down... prepare to party! Puerto Banus is situated 3 miles west of Marbella and positioned between the Mediterranean and the mountains of the Sierra Blanca offers something for everyone. A playground for the rich and famous, Puerto Banus is the site of the largest yacht harbour on the Costa del Sol. For sunbathers there are fine sandy beaches that stretch along both sides of the harbour.

Puerto Banus, is the golfers' dream with a choice of seven top courses located within a short drive and over seventy located along the Costa del Sol. Close by is the International tennis school and the riding stables are a short drive away. For people watching there is no better place than the Port itself where designer boutiques, sidewalk cafes, fashionable restaurants and nightclubs line the waterfront promenade. It is just a few minutes drive to the beaches and nightlife of Marbella.

Next door to Puerto Banus lies Nueva Andalucia, where the villas and apartments are based on traditional Andalusian architecture and design. With massive amounts of investment in recent years, the area now has a superb infrastructure packed with amenities for all ages, and has become a definite favourite for tourists.

The bullring marks the entrance to Nueva Andalucia. It is popular for major events and has staged theatrical performances and concerts. On a Saturday morning next to the bullring at Puerto Banus you'll find a huge Flea Market, where you can buy anything from a teaspoon to a tapestry. Haggling here is great fun. San Pedro is in an ideal situation, just 10 kilometres west from all the sophistication and style of Marbella, yet just a few minutes drive away from the beautiful Sierra de Ronda mountain range and 20 kilometres from Estepona. An ancient farming community, once famous for sugar cane, today San Pedro is a refreshingly unspoilt pueblo with an appeal all of its own. It is a popular family destination with a beautiful cove which has recently been improved with showers installed. There are beach bars and parking. The beach is one of the few on the Costa del Sol to face west ensuring maximum hours of sunshine.
