Terre à vendre à Pollina
Pollina, Palerme, Sicile, Italie
Description complète
Less than three kilometres as the crow flies from the nearest beaches, but 400 metres above sea level, Plot Duca is a four acre estate in the eastern hills of the Madonie Park, just outside the picturesque fortified village of Pollina.
With the tourist hotspot of Cefalù only a twenty five minute drive along the coast, the natural beauty of the Madonie opening up to the south and west, and views out to sea that stretch as far as the Aeolian islands on a clear day, this is a piece of land which showcases the best that Sicily has to offer.
Suitable for building a large family villa
The land currently contains the ruins of a small cottage, and this will need to be demolished to allow construction of a new house to take place. You will be able to build up to 160m2 of indoor space, which is comfortable enough for a two-storey, three- or four-bedroom house.
The sea-view terraces of the estate would provide the perfect backdrop to a private swimming pool, as well as some gardens to enjoy with all the family and any guests you want to invite to share this peaceful and scenic, natural experience.
Between a historic castle and sunny beaches
The plot runs broadly west-east, along the northern side of the hill which continues to rise for another three hundred metres before reaching the castle-topped settlement that is Pollina. In the cobbled streets of this atmospheric and traditional but surprisingly welcoming town, which can be reached in just five minutes by car, you will find a few small shops and bars, and a fantastic open-air amphitheatre which hosts a diverse range of performances right throughout the long Sicilian summer.
At sea level, the bigger shops, restaurants and seafront of the sunny Finale di Pollina are just an eight minute drive away. The pebble beach is a great spot for those who want to enjoy a quiet swim away from the crowds who flock to some of the coast's better known bathing spots.
Rich soil and perfect growing conditions
The land is very fertile, and despite having been untended for about forty years, it is home to a wide variety of fruit-bearing trees, including a number of olives. It will be necessary to do some pruning and clearing to best take advantage of the view and the grounds, but the final product will undoubtedly reward your efforts.
