Description complète

A very beautiful stone bourgeois house built in the middle of the 19th century and its magnificent outbuilding, located at an altitude of almost 2300 feet on the end of a dead-end hamlet of just 3 dwellings, surrounded by meadows and woods, a few minutes from the historic town of Ussel. Amidst its own wooded park, the dominant location of this property on the edge of Auvergne makes it possible to admire the Cantal mountains in the background of its private panorama.
Tasteful and with beautiful historical detailingShimmering local stone carefully pointed, well-maintained quality renders, classic wooden shutters, majestic dormer windows, a very beautiful thick hand-made slate roof are all exterior details that will catch your eye when you discover in photos the magnificent buildings that make up this property. But the attention to detail continues inside: varnished solid wood floors, marble fireplaces, beautiful wood panelling and plaster moldings, good ceiling height and interior decoration in harmony with the classic buildings will delight lovers of the quality and charm of historic architecture.
A central entrance hall serves two large rooms on either side: on the left, a living room with large built-in cupboards and on the right, a dining room also with full-height built-in cupboards. The latter room connects directly with the kitchen on the north side with a dining area and stone fireplace, in which a wood burner has been installed. From the kitchen, a staircase goes down to the cellar with a wine cellar and boiler room. Adjoining the kitchen, a shower room with toilet and washing machine.
On the first floor, a central landing leads to two bedrooms on the south side, both with large built-in cupboards. One of them is used as an office and connects exclusively to the north with a bathroom with WC decorated with marble tiles. On the north side, two additional bedrooms with built-in cupboards, one of which has a double aspect.
On the second floor, a central landing with a dormer window leads to two bedrooms on the south side, also with dormers. Finally, two hallways positioned on each side of the landing serve 3 bedrooms with Velux windows and an office/children's bedroom/laundry room on the north side.
Everything is heated by a 2007 oil boiler located in the cellar. An undersized septic tank will need to be brought up to standard. All the old single-glazed wooden exterior joinery has been preserved by the owners, who have been careful not to spoil the historic charm of the house.
A luxurious outbuildingEven if the house embodies the typical Empire period style of the property, the same is not true of the outbuildings, which are, on the inside, firmly anchored in modernity. Only the orangery has been preserved in its style. It is a separate room of ca. 19’ x 10’ with direct outdoor access allowing you to overwinter your plants protected from the elements. Otherwise, the old barn has been completely redesigned and enlarged to include a relaxation area with a 50’ x 16’ swimming pool and its own waterfall, fitted kitchen area, veranda/dining room area, spa-sauna area, shower room with WC. The space has multiple double-glazed aluminium sliding doors to enjoy a unique 40-mile long and totally private view of the valley extending to the Monts du Cantal! Adjoining this space, a technical area comprising on the ground floor, a private entrance hall, a shower room with separate toilet, a technical room for the oil tanks, the electric hot water tank and for storage.
On the 1st floor, the decoration has remained more rustic: a large garage for several vehicles with rear access, a landing leads to a gîte fitted out above the relaxation area (excluding the swimming pool’s) comprising a gym adjoining a living room and two bedrooms.
A small annex houses the ozone filtration of the swimming pool and the 2011 oil boiler spreading hot air towards the relaxation area. The building has its own up-to-date septic tank.
Former independent pigsties have been partly converted into storage space for your small equipment, for a total floor area of approximately 34 ½’ x 24 ½’ .
A park worthy of its nameThe buildings are surrounded by their private land of just under 2 ½ acres entirely fenced with a private driveway to the garage on the 1st floor of the outbuilding, a South-facing flat gravelled courtyard runs along the front of the house, bordered by a sculpted stone balustrade. A stone courtyard separates the house from its outbuilding. A terrace runs along the relaxation area’s façade to the South. A spring with a fountain feeds a stone basin. Below the buildings, on the south side, a wooded park bordered by stone walls with a vegetable garden and century-old trees (including an imposing sequoia). Above the buildings, on the north side, a wooded area providing pleasant shade in the warm season.
A quiet, but not isolated spotThe small hamlet of which the property is part is only 5 minutes from the town of Ussel in Haute-Corrèze with all amenities. It consists of a house where the farmer who owns the meadows surrounding the property lives and another house inhabited year-round. The rest of the hamlet is made up of stone farm buildings, an old house, barns, a bread oven, etc. typical of our local agricultural heritage. The A89 motorway is not far away “as the crow flies” and its junction is only 10 minutes away providing easy access to Clermont-Ferrand and Bordeaux.
