Country house near Grado
Detached country house for sale in a small village just outside Grado. There are several plots of land included in the sale which are located further away from the property but within the general area, two are urban plots suitable only for agriculture, livestock, beekeeping etc, five plots which are rustic land and one is woodland planted with native trees. This property also has two parcels of land in front of the house with a total area of ??2,400 m², which are not included in the sale. Accommodation
Accessed via the stairs at the front of the property, this two storey country house has all the accommodation on the first floor and includes, three bedrooms, a lounge, kitchen - dining room and a bathroom as well as a utility room, which could be converted into a second bathroom. The living space on the first floor measures around 81m². The house does require renovation work, but it is currently habitable, so one could live in the house while working on it.

There's access from the first floor, through the utility room, to the patio, panera and small south facing garden behind the property. There is another internal staircase from the first floor down to one of the store rooms on the ground floor, so both floors of the property are connected internally.

The ground floor of the property is slightly smaller at 65m² and consists of several store rooms, one of which still has an old bread oven installed, which can been seen outside the property next to the panera. The ground floor rooms can be incorporated into the design of the house to create more overall living space. The house is equipped with a central heating system. A 1000 litre deposit for the diesel and the heater are both housed in the store rooms on the ground floor.

The Panera
The panera sits independent of the house and beneath it is an old forge where the previous owner worked as a blacksmith making horseshoes etc. This forge could be redesigned and opened up to provide a garage or kept as a workshop space. The area above the forge would make an excellent terrace if the roof was reinforced, it has the benefit of shelter from the panera above. The panera is well preserved and would itself make an excellent room for entertaining or a guest bedroom for example.

The whole area around the house, panera and garden is fenced and secured. Located just a 6km from Grado, this property is ideal for those people who love living in the countryside, but still like to be connected to a good sized town for shopping and socialising. Furthermore it's only 26km to the local beaches and the airport. Oviedo is also 25km away where you will find everything you need within the city or the in various shopping and commercial centres dotted around the outskirts of the city.
