This exclusive collection of seven villas will be developed in a secluded location in Pyrgi, between Ipsos and Barbati, offering easy access to Corfu Town and splendid views of its two Fortezzas.

In collaboration with acclaimed developer Urban Soul Project, Elxis is proud to present Fortezza Bay View villas, the new project near the traditional village of Agios Markos and the popular beaches of Ipsos and Barbati.

After the first two successful projects in Corfu, which are already sold out, Fortezza Bay View consists of seven villas. These villas offer breathtaking views of the sea, Corfu Town and its two Venetian fortresses, and the sunrise. The villas will be constructed on a large amphitheatrical plot, hidden from sight, on the outskirts of Pyrgi village.

There are three two-bedroom, two-bathroom villas (87 sqm), one three-bedroom, three-bathroom villa (110 sqm), and three larger (150 sqm) three-bedroom, three-bathroom villas. All villas have infinity pools flanked by spacious sunbathing decks and pergolas for al fresco dining.

The gardens and green roofs of the villas will be planted with local flora, thus significantly reducing their environmental impact. Designed for year-round living, the green roofs help maintain a stable microclimate throughout the year, staying cooler in summer and warmer in winter. These residences are seamlessly integrated into the hillside and natural surroundings, making them highly eco-friendly by enhancing climate control and offering maximum privacy while preserving the landscape.

The Developer

The Fortezza Bay View villas are being developed by Urban Soul Project, a famous Thessaloniki-based architecture studio founded in 2009. The studio works on a wide range of designs and has a portfolio of projects that vary in scale, type, location, and budget.

Their aim is to blend modern and traditional design with the highest standards in quality construction through new technology, materials, and vintage techniques.

Urban Soul Project comprises a team of more than 40 architects and engineers who have a range of international design awards to their name, including the Hotel & Property Award 2018. Furthermore, USP won the German Design Award twice, in 2018 and 2022. Elxis has already successfully cooperated with the developer on several superb projects in Greece.

Overlooking Pyrgi and Ipsos with its pebble-stone beach, Agios Markos (Saint Mark) is a traditional Greek village on the northeast side of Corfu. The village offers panoramic views of the island's northeast side, as well as of the City of Corfu and its landmark Fortezzas, the old and new Venetian fortresses, while low hills and woodlands surround it. Many wonderful walking trails lead up to the village of Spartillas and the top of Mount Pantokrator. Dating to the 11th century, the village is protected by the Ministry of Culture because of its rich heritage and unique Venetian architecture.
