Description complète
Main portion of a beautifully restored farmhouse, dating back to 1831, set in the historic village of Crespina. A Summer retreat for noble Florentine families since the 16th century, the town is rich in elegant villas. The house itself provides comfortable and spacious living, packed with period features, and nestled in extensive land of meadows, olives and fruit trees.
NB. The other portion of the villa is also for sale - to restore - at a price of €200,000. There is a common area around the building but each property has its private entrance.
The house was restored in 2001 with high quality materials and with particular attention to the finishings and the preservation of the original architectural details.
The house consists of:
On the ground floor, large kitchen with dining room, double living room with fire place, bathroom with shower, laundry room, storage under the stairs and studio;
On the first floor, master suite with bedroom with fireplace, and bathroom with whirlpool bath. Spacious guest bedroom, plus bathroom with shower
On the third floor, the tower, there is a large room which can also be used as a bedroom for guests.
The house is filled with historic character, including beautiful terracotta flooring, wooden beams and original stone staircase. All the doors are of solid wood, they are the original ones.
Solar panels provide hot water. The heating system works with LPG; on the ground floor there is under floor heating, on the first floor there are radiators and AC in the bedrooms. In the tower there are AC units (hot and cold).
Also included in the property is the bread oven, a large cellar, a garage, a shed for firewood, and a summer kitchen - a very special room with a terrace and portico outside on to enjoy dinners and relax with friends and family.
The land is approx 30 000 sqm (7 500 acres) with olive trees, meadows, fruit trees.
The house is walking distance to the centre of the town where there are restaurants, bar, shops, bank and much more.
The hills of Crespina and Lorenzana enjoy some superb climatic conditions. In a landscape lined with innumerable watercourses, vineyards produce a thoroughly pleasant wine; their activity is matched only by a thriving local horticulture scene. Thanks to the beauty of its environs, the village of Crespina has been beautified still further by the presence of great aristocratic villas, which first started to be built here in the late 1700s. Others joined them in the nineteenth century, their fame enhanced by visiting artists like Giovanni Fattori, all exponent of the Macchiaioli movement.
Every year, on 29 September, Crespina stages the historic Festival of Owls and Call Birds, a tradition that has its roots in the Middle Ages and which attracts enthusiasts even today. The event is dedicated to the art of training owls for hunting, so it is a given that you will see expert falconers showing off their skills, or rather, the skills of their birds.
