Description complète

This rare architectural example was built during the French “art deco” period of the 1920’s and is located in the heart of its wooded and enclosed park of over 1 acre in a quiet area of the small dynamic Creuse town of Bourganeuf. It has a caretaker's lodge, a double garage, and an outbuilding for your animals. Its interior will require an update, but the quality of its construction will no doubt delight its visitors! So much characterYou climb a few steps up to the covered porch and walk through the arched oak door into the tiled entrance hall (~183 sqft). To the hall’s immediate right, a bright office (~11’6”x13’9” and over 10 1/3ft high ceilings), then, right next to it, the kitchen (~9’6”x13’1”) with its pretty geometric mosaic tile floor and a glass panelled door to the south-facing garden. At the other end of the entrance hall, a double glass panelled door opens onto the living-dining room (~14’1”x29’8”) with varnished oak flooring and an open fireplace. Double French doors opens out to the garden, also South facing.
A stairwell (~6’7”x8’), with a large bay window, goes up to the first floor onto a landing (~64’5” sqft) with a toilet (~4’5”x5’5”) and built-in cupboards (~4’2”x4’4”). The landing leads to 3 spacious bedrooms, one facing North (~12’4”x14’10”) and the other two facing South (~11’6”x13’9” & 14’10”x17’2”), with 9’8” high ceilings. From the landing there is access to the family bathroom (~5’5”x13’1”), which is tiled in blue mosaic and has large, fitted cupboards, as well as a private entrance into the largest bedroom. The smallest bedroom has a private cloakroom (~3’7”x5’5”) with built-in cupboards. Apart from the bathroom and toilets, which have tiled floors, the entire floor benefits from solid oak slatted flooring.
A closed stairwell (~2’6”x10’3”) runs up to the second floor entirely laid over solid oak floors in the attic space. A landing (~9’3”x9’6”) with a Velux window leads to a small bedroom-office (~6’8”x10’4”), with a Velux and exposed roof frame, a games room (~7’5”x15’4”) with exposed roof frame, adjoining a 5th bedroom (~7’5”x11’6”) with its own washbasin and a window on the north gable, allowing you to admire from a great height the town below and, beyond, the beautiful mountains of the Creuse.
A staircase runs from the entrance hall down to the basement located partly under the house. Down there is a cellar, a boiler room, a secured room specially for the oil tank, a woodshed and two cellars. There is room for family and friendsBy the entrance of the park surrounding the house, an old caretaker's house was once enlarged to provide more comfort. There is, on a single floor, a kitchen (~9’1”x10’1”) with a tiled floor, an oil boiler and glass entrance door, connecting with a dining room (~14’10”x15’7”and 9’1” of ceiling height) with oak floors and a glass secondary entrance door.
A door opens to a cloakroom with a toilet (~2’9”x5’9”) and a landing giving access to the cellar located under the old part (excluding extensions) of the building. This houses the oil tank, an (antique-looking) hot water tank and an out-of-date septic tank (which will have to be removed).
From the dining room, there are two more adjoining rooms: a living room (~10’6”x13’7”) and a bedroom (~12’6”x14’7”). A closed stairwell goes up to the attic (~14’5”x27’2”), which can be converted, even though there are two structural roof trusses at a height of ca. 5’5”. The roof of the original building is made of cement fibred slate, while that of the extensions (kitchen and bedroom) is made of natural slate. The outbuildingsIn addition to the two dwellings, there is a brick/clay tile-built double garage (~14’1”x30’6”) with a concrete floor, which is ideal for your vehicle(s). The building has electricity, but no running water. Then there is a large wooden shed (~248 sqft), built against the high stone surrounding wall of the property, and with a fenced garden in front, allowing for domestic or farmyard animals. Two small concrete-built sheds round up this property’s buildings.A pretty, mature wooded parkThe house is positioned in the centre of its park, entirely enclosed by a surrounding wall. A double metal gate opens onto a gravelled driveway to enable you to park all your vehicles in a private and secure manner. A wrought iron gate for pedestrians is located on the other side of the guest house. The land consists of a lawn, a south-facing stone slab terrace in front of the kitchen and a multitude of (large) ornamental trees, including a cedar, several fir trees, and a very beautiful camellia!

Access and amenities
The property is located along a one-way street, in a quiet residential area, only a stone's throw from the town centre and all its amenities, but away from any main, noisy roads, which is a real bonus. The city has beautiful historic buildings, schools from kindergarten to high school, small and large businesses, sports facilities, and lush nature all around. It is wonderful to be able to enjoy what the town has to offer, while only being a short hop from nature. The county’s main town of Guéret is only half an hour away by car, Limoges and its international airport is an hour away, while Paris is just over 4 hours away.Ask for the 360° video of the caretaker's house and park garden if interest is piqued!
