This 100-year-old farmhouse is in a wonderful setting in an olive grove of one hectare ( 2,5 acres). It is surrounded by open fields on two sides and olive groves on the others. and no closeby neighbours. The distance to the nearest town, San Vito dei Normanni, is 4,5 km only, and close to the Adriatic Sea & sandy beaches, and 25 minutes from Brindisi airport. Perfect as a hide-away or for glamping business.

This is an opportunity for you who want to get away from it all and live in a remote, tucked-away corner with no immediate neighbours. Also suitable for glamping business or similar. The location is a few km from San Vito dei Normanni; you drive out in the beautiful countryside with its endless and impressive olive groves, with trees like in the Lord of the Rings saga. Suddenly, you arrive at open fields and at the distance you can see a green olive grove enclave. The cul-de-sac gravel road leads to this area and 100 meters away, you can glimpse a building. This is it! On one hectare of land is this farmhouse built more than 100 years ago in an olive grove, with a large walnut tree and fig trees.

At the entrance is the main feature!  A stunning old, round well, with beautiful stone tiled walls, partly dilapidated and not used for years; it has a diameter of 10 meters (!)  and is about three meters deep and is surrounded by bamboo; this could be made as a stunning pool, or making s staircase down and have as unique pace for a fireplace, and uplighters around the stone walls.

The driveway leads gently uphill to the farmhouse and is surrounded by a wealth of trees on both sides. The farmhouse has two star-vaulted rooms, the living room with a fireplace, and the bedroom with a small window. It is possible to make a bathroom extension and also to incorporate the old oven building, thus making four rooms in total. The living room is 20 sqm, the bedroom is 7 sqm, the bathroom to be 4 sqm, and the oven is 8 sqm which gives a total of 39 sqm net floor area.  In addition there is also the possibility to extend by 20 %. A pergola could be installed in front of the building. The old staircase is made of single stone steps and leads up to the roof; here you have an amazing view over the olive grove and with cooling breezes on hot summer nights. There are no close neighbours so the location is fully private and secluded. The land is of a rectangular shape, about 155 m x 65 m, with about 60 mature olive trees. The property is surrounded by open fields on two sides and olive groves on the other.

The area is tranquil and peaceful but it should be noted that 400 meters away there is a plant producing inert materials (rock grinding) and depending on the wind direction, some noises can be heard from time to time, but not in evenings,  not at weekends and closed during the holiday month.

The nearest houses are some 800 meters away and two properties are owned by German and Dutch families, as San Vito dei Normanni countryside is a popular area for foreigners; affordable property prices, close to the town with all amenities, close to the Adriatic Sea & sandy beaches, and close to Brindisi airport.  The nearest supermarket is the modern LIDL , 4,4 km only,  and located just south of the town.  The distance from Brindisi airport is 21 km ( about 25 minutes) and from Bari airport  124 km ( 80 minutes).

Technical:

There is currently no electricity connected to the building. It is possible to get a main electricity connection and the connection cost is estimated to €12,000. Alternatively, to install a self-contained solar energy system with batteries.

For water, the best option is to drill, making an artesian well for an unlimited water supply.  This new well could be used also for filling up a pool; either to install a modern pool or use the old well as a pool. The quote for drilling a 220-meter deep borehole is about €7000.

A new Imhoff type septic tank is to be installed. The cost is about €2,800.
