Description complète
A fabulous traditional style Quinta built in Xisto and finished to a high standard and a rustic feel. The house consists of an entrance hall, open plan lounge/kitchen/dining, family bathroom, 2/3 bedrooms, hand crafted staircase, office space and lower storage, set in approximately 7,500mt2 of mostly flat areas, mature trees and plentiful water. Outside the house is a lovely combination of covered and uncovered stone terracing with undisturbed views. The house is very private, tucked away on the edge of a small village yet only 5 minutes from the N17, 15 minutes from Tábua where you will find all amenities, and only 50 minutes from Coimbra
Entering the house at the rear you are drawn to the fully slated floors (it should be noted there is pre installation for underfloor heating) and bespoke handcrafted woodwork in traditional style. The creativity is evident with the use of chestnut, cedar and olive throughout, with complimentary terracotta tiling. The Xisto walls are finished correctly and add warmth to the interior. To the left you will find the lounge with an excellent woodburning stove which heats the whole house. The house benefits from double glazing. The fully functional kitchen is bespoke and handmade in wood with a lovely tiled splashback. Cooking is powered by gas, which is stored at lower level. Across from the entrance, there is a family bathroom including a corner bath. To the right is a light and airy double bedroom.
The first floor is accessed from the entrance hall via a beautiful handcrafted staircase with rustic style real wood, with irregular spindles and balustrade. Arriving on the first floor you are met by a large open space currently utilised as office space. Next to this is the 2nd double bedroom and a further separate sleeping area enclosed by curtains. With additional partioning it would be feasible to divide into 2 independent bedrooms upstairs giving 3 in total without compromising the space, if desired.
At the rear of the house is a sun kissed stone terrace with a covered area, to one side shaded naturally by kiwi tree. From the terrace there is garden area with fruit trees and a small vegetable garden. Additionaly, lovely stone steps with an old tree handraillead to the storage area under the house, and additional land. To the opposite side of the house is a large car port providing shade for 2 cars and a large storage container. Behind said container is a 4,000L water tank providing water to the house with an additional 16,000L for irrigation. The house benefits from being off grid with solar power and it should be noted water is pumped by solar pump from a flowing stream bordering the land. There is plentiful water including water sprinklers to the roof and irrigation pipework. There is an abundance of water including two tested springs. The land is in various parcels, with gently sloping and large flat areas. One of the areas houses a caravan in a private setting with a fabulous structure from trees providing a roof canopy and shade to the caravan. Access to the house is via a choice of dirt tracks, from the village, and can be accessed with a normal car. There is also foot access by a single short path through the woods crossing the stream at the outer boundary.
Overall, this is a correctly finished Xisto house offering tradional style and off grid living in a peaceful setting.
