Description complète
A historical townhouse that offers all the comforts of a village at your fingertips, albeit preserving tradition in its precious materials. This unique property enjoys a private garden that overlooks the rolling hills and the boundless fields of Val D'Orcia, while on the background majestic mountains are silhouetted against the blue sky.
This delightful property dates back to 1600s and it's been owned by the same family since 1923. In 2018, they completely refurbished the house, employing the finest traditional materials, also reusing the ones that were already in the house and creating a real masterpiece of design. This property is a perfect place to start a new life, or it could be a valuable holiday rental home.
The Townhouse
This splendid home offers approximately 207 sq.m. of accommodation arranged over 4 floors:
Ground Floor:
The ground floor is accessible through a wide French window that leads to a small hall with exposed stone bricks. After that, you find a good-sized kitchen with dining area and fireplace. Here, you see a wonderful exposed stone wall, wooden doors, exposed wooden beams on the ceiling, a wooden dining table, and a peculiar cupboard that reminds of an Italian, vintage small truck.
On this floor, you also find a closet, utility room and a laundry room.
First Floor:
The first floor is accessible via an internal staircase, or via external stairs. As you enter, you find a light, fully equipped, open-plan kitchen with a great arched window, an exposed brick wall, wood flooring, and white-painted wooden beams on the ceiling. The kitchen is provided with stylish wooden cupboards, an induction hob, an extractor hood, and a lovely arched, small niche in the wall trimmed with bricks, where you can put small appliances. This space serves also as a dining area, since it provides a long wooden table.
Next to the kitchen, without any room divider, we find a spacious living room that preserves the same characteristics of the previous room. As a result, you see a very ample space including kitchen, dining area, and living room. A space that will be perfect to be shared with your family while cooking, eating, and sitting comfortably on the sofa; or to receive guests in an elegant, warm ambience.
On this floor, there is also a guest bathroom.
Second Floor:
On the second floor, you find a double bedroom, where elegant, bright wood dominates the scene. In fact, this room has wood flooring, cotto tiles ceiling with exposed beams, a wooden wardrobe and a wooden chest. However, a reddish, exposed brick wall pops up behind the bed, and interrupts enjoyably this triumph of wood, since its color perfectly matches with the rest of the room. Another peculiarity: bedside tables are carved into a section of the wall behind the bed, which forms a sort of shelf where you can put bedside lamps, books etc. This bedroom enjoys an en-suite bathroom.
Third Floor:
On the third floor, you find another classy, spacious double bedroom with en-suite bathroom, wood flooring, and white-painted wooden beams on the ceiling, which create a nice contrast with the flooring. In addition, the white furniture confer brightness to the ambience, while some brownish wooden pieces hint to the authentic appeal of the house. Last but not least, three windows offer a fantastic view on the beautiful Tuscan landscape, since this room is situated on an elevated position.
The en-suite bathroom has also wood flooring and a stone washbasin. Eventually, only on the third floor you find A/C, but it is possible to install it on all floor.
The Annex
A small outbuilding of 6 sq.m. is situated in the garden. At the moment, it is used as storage, but it can be converted into a pizza oven, as well as into a lovely orangery.
The Garden
This splendid property in Tuscany offers a 140 sq.m. panoramic garden with ornamental plants that overlooks Val D'Orcia, which is famous for its rolling hills and boundless fields. Here, you can organize al-fresco dinners or an aperitif together with your family and friends, while enjoying the breathtaking Tuscan landscape.
The Location
This exquisite property is located inside the medieval village of Castiglione d'Orcia, so all the public amenities are reachable in few minutes on foot. Castiglione d'Orcia is situated on the north slope of Mount Amiata, which is an ancient, extinct volcano. For this reason, in this area there are several natural thermal springs, such as the modern thermal center at Bagno Vignoni (a small village that distances only 10 minutes); or the natural hot spring at Bagni San Filippo that is about 23 minutes by car.
Moreover, you can easily reach plenty of picturesque medieval villages such as Rocca d'Orcia (5 minutes), San Quirico d'Orcia (10 minutes), Ripa d'Orcia (15 minutes), Pienza (20 minutes), Campiglia d'Orcia (10 minutes), Monticchiello (20 minutes) and Montepulciano (30 minutes). Val d'Orcia is also famous for two of the most appreciated red wines in Italy: Brunello di Montalcino DOC, and Nobile di Montepulciano DOC.
