Beautiful and updated bungalow on a flat lot located 10 minutes from the main town of Alcobaça. The property has an updated kitchen and bathrooms; a large living room, 3 double bedrooms (including a master ensuite) and a good size garden that is beautifully landscaped with fruit trees and various other plants.

There is a large garage/workshop and patio areas in traditional Portuguese calçada. The property is in pristine condition and could be an ideal home or an easy-to-maintain holiday home.
House

The house is accessed by the covered front porch, with windows and doors all equipped with double glazing and retractable mosquito nets.

Living room - Very spacious room with French doors leading out to the front porch. This room is equipped with a hot & cold A/C unit and a fireplace with a recuperador. There are two decorative LED ceiling lights and tiled floors. From here you can access the kitchen at the back of the property or the hallway to the side of the house.

Kitchen - Spacious and light with windows and a door leading out to the back garden. The current owners have recently installed a new kitchen with wood-effect cupboards incorporating a gas cooker, dishwasher, eye-level oven and microwave. The work surfaces and backsplash are neutral coloured composite-quartz. There is a pellet burner for heat. The room also features recessed lighting above the kitchen work surfaces and a decorative LED ceiling light. The floor is tiled.

Pantry - To the side of the kitchen, there is a good size pantry area, which is currently used for storage. There is water and electricity installed in this room, which could be easily converted into a dedicated laundry room. This floor is tiled and has a window facing the back part of the garden.
From here, there is access to the attic.

Hallway - Located to the side of the living room, this hallway separates the bedrooms from the rest of the property, providing good privacy to the sleeping area.

Bedroom 1 - Good sized double bedroom with windows facing the front garden. Equipped with ceiling fan and built-in wardrobes. Tile flooring.

Bathroom - Spacious fully tiled bathroom in neutral colours. Equipped with vanity unit, walk-in shower and toilet. Also features a window facing the back garden and an electric toilet heater.

Bedroom 2 - Again, very generous size double bedroom with windows facing the back garden. Equipped hot and cold A/C unit and built-in wardrobes. Tile flooring.

Master Bedroom - Spacious double ensuite bedroom equipped with hot & cold A/C unit, ceiling fans and built-in wardrobe. There are windows facing the front porch.

Ensuite Bathroom - Fully tiled bathroom with a vanity unit, walk-in shower and toilet. There is also a window facing the side garden.

Outside

Outside you will find a lovely garden which wraps around the house with fruit trees and multiple patio areas in traditional calçada tiles.

At the back of the property there is an outdoor covered kitchen with a built-in brick barbecue and sink. There is also a nice patio with a pergola which provides a good seating area to enjoy al-fresco meals. This is a great place to entertain family and friends, or simply enjoy the passage of time.

The garden to the side and front of the property is lawned with various plants. The walk up to the house is paved in pretty local stone which lends great character to the property. The front garden has a large patio area in stone tiles, which would be a great space for a pool (pending planning permission from the local council).

At the moment the garden is low maintenance but the space could lend itself to more plants or vegetable beds.

The property is accessed through an electronic car gate and separate pedestrian gate. Inside the property there is a calçada-tiled drive leading to a large garage which can fit two cars, and currently houses a number of cupboards. This room could be an ideal workshop and has a separate bathroom.

Location

The property is located 10 minutes from the historic main town of Alcobaça by car. Alcobaça is a lovely town that is big enough to provide you with everything you need but still small enough to be personal. There are supermarkets, cafés, restaurants, banks, health centres, dentists, a hospital, a beautiful park and all other amenities you would expect from a mid-sized town.

Alcobaça is world famous for its fabulous monastery which is a must-see. It is surrounded by streets filled with wonderful old buildings in a variety of architectural designs. There are many cafes and restaurants where you can enjoy the local delicacies. Opposite the monastery is a wide pedestrian area where you can sit and enjoy a wonderful smooth coffee or a glass of chilled vinho while relaxing and watching as the world meanders around you.
There is a wonderful weekly fruit and vegetable market in Alcobaca where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products.

A short drive away are the beautiful beaches at Nazaré or São Martinho do Porto; both towns have a healthy central shopping area that has a variety of shops, cafés, and restaurants.

The famous Nazaré beach is about 20 minutes from the property. Nazaré has stunning beaches, a very rich maritime heritage, and famous world-class surfing waves. This charming beach town offers a plethora of restaurants of various cuisines, many local shops selling souvenirs, local crafts, clothing, and artisanal products. The local market is a great place to shop for fresh produce and regional specialties. Yearly, the town hosts the Nazaré Tow Surfing Challenge, one of the most prestigious big wave surfing competitions in the world. The competition typically attracts elite surfers from around the world, willing to push the boundaries of the sport. The big wave surfing season is usually between October and March, when the Atlantic Ocean produces swells of extraordinary magnitude.

São Martinho do Porto (30 minute drive) is one of the most popular towns and beaches on the Silver Coast. The town itself surrounds the shell shaped bay which in itself provides a safe area for families to enjoy days on the beach with safe swimming. The beach stretches all the way around to the nearby village of Salir do Porto. In São Martinho do Porto there are numerous restaurants and cafes that cater to many different palates. In addition there is a pharmacy, supermarkets, several mini-markets, butchers, bakeries, lovely pastry shops, gift and souvenir shops as well as clothing shops and shops with wonderful products for the home and garden. A promenade and cycle track stretches around the whole bay with the cycle track connecting to the Estrada Atlântica where you can cycle for miles. There are also fabulous walks that surround this entire area.

Lisbon and Lisbon Airport are just over an hour away.
